Buying condos in Brownsville, Texas is pretty much the same as buying condos everywhere else, except your building is more likely to have Spanish-influenced architecture than Etobicoke condominiums and you're less likely to have to worry about snow clearance than a condo buyer in Fargo, North Dakota. However, some advice on the pros and cons of buying a condominium and what makes a great condo is something that would be greatly appreciated by individuals looking at Brownsville, Texas real estate, especially if they're new to the scene. If you're one of those people, here's some advice.

Should You Buy or Rent?

Condos are really just apartments that you purchase outright instead of lease on a month-to-month or year-to-year basis. Therefore, if you were planning on working in an office building in downtown Toronto for at least the next several years, it would be worth it to purchase a condo at 20 Gothic Street rather than rent an apartment. So if you're staying in Brownsville for the foreseeable future, buying is more economical. Why? Your mortgage payments on a condo will be about the same as your monthly rent would be, with the major difference that you could turn around and resell your condo to someone else and get the money back, whereas it would just be gone if you were renting.

Buy What You Can Afford

The tendency with today's generation is to flounder gleefully into debt simply because they want the same comforts from their Brownsville condo as they had in the Brampton real estate their parents owned. To combat this tendency, use the rule that your mortgage payments should never exceed more than 30% of your monthly income before taxes. Remember: you still have to pay for food, utilities, credit cards, student loans and other expenses. Though many companies will give you a mortgage with a small down payment, save up as much as you can toward the purchase price to save on interest down the line.

Carefully Vet Both Builder and Suite

You may think that because your condo is in a building you don't need to bother with such things as home inspections, you are wrong. Not every condo development is equal to King West Condos and even within the building some suites can vary widely in condition because of previous owners. Because you are buying not renting you can't just up and leave so easily if after a week you find out that the appliances are unreliable and there are rats in the basement laundry. Talk to other people in the building before you sign anything to see how they like their place. Look up the contractor who built the place to make sure the company is reputable.

Be Comfortable in Your Neighborhood

Before you take out a large construction mortgage on a condo, make sure you're going to be happy enough to stay there. Even if you're going to be in a tall building, walk the neighborhood during day and night. Make sure the amenities you need (grocery store, bank machine, public transit, etc) are within convenient distance. And most of all, you should feel comfortable around your neighbors.
